Yes, but the answer becomes more useful when we look beyond a single annual average. Sabanera’s pricing history since 2022 shows a market that corrected after an unusually active period, stabilized, and then moved higher as renovated and newer homes captured stronger premiums.
2026 reflects closed sales through August 21 and should not be read as a completed full year
The five-year pricing pattern
The median sale price was approximately $1.71 million in 2022 before declining to $1.13 million in 2023. It recovered to $1.60 million in 2024, settled at approximately $1.49 million across the full 2025 calendar year, and reached $1.82 million through August 21, 2026.
Those movements do not mean every Sabanera property appreciated at the same rate. The composition of annual sales matters. A year with more original-condition three-bedroom homes will produce a different median from a year with more remodeled four- and five-bedroom homes or newer Isla Norte inventory.
Sales activity expanded sharply in 2025
Sabanera recorded 30 MLS sales in 2025, compared with 19 in 2024. That was an increase of nearly 58%. Annual sales volume climbed from approximately $29.77 million to $50.08 million, an increase of roughly 68%. The average price per square foot also rose from about $452 to $497.
The 2026 market is operating at a slower transaction pace, with 17 sales through August 21 versus 21 during the comparable 2025 period. However, the median price is 21.1% higher and the median price per square foot is 12.5% higher. That combination points to a market with fewer closings but stronger values among the properties that are selling.
Why the market feels different property by property
Recent Sabanera sales have ranged widely on a price-per-square-foot basis. In 2026, closed values extended from approximately $360 to $867 per square foot. That spread reflects meaningful differences in age, renovation, lot position, pool, power infrastructure, furnishing and overall presentation.
For that reason, a community-wide average should never be applied mechanically to one home. The most useful valuation begins with the closest model and size, then adjusts for the features buyers can see and the work they would need to complete after closing.
The direction remains positive, but pricing still matters
The data supports continued strength in Sabanera, particularly for larger and well-finished homes. It does not support the idea that every listing will achieve any price simply because the broader community is appreciating. Buyers continue to distinguish between turnkey properties and homes that require capital, time or design work.
For owners considering a sale, the best takeaway is encouraging but practical: values have moved higher, and the market is rewarding quality. The strongest result still begins with a price that makes sense beside the most relevant closed sales.
