Dorado Beach East Price Trends from 2021 to 2026

Dorado Beach East Price Trends from 2021 to 2026

Dorado Beach East has not moved in a straight line since 2021. Annual sales counts, total volume and price-per-square-foot figures have shifted with the mix of homes sold. The long-term trend remains strong, but the data is most useful when each year is read in context.

2026 reflects closed sales through August 6 and should not be read as a completed full year

Six years of sales activity

Dorado Beach East recorded nine MLS sales totaling $45.88 million in 2021. Activity slowed to six sales and $40.90 million in 2022, then expanded to 14 sales and $80.57 million in 2023. The community reached 16 sales and $81.55 million in 2024, the highest annual transaction count and volume in the supplied period.

Activity moderated in 2025 to 10 sales and $59.25 million. By August 6, 2026, the market had already produced 11 sales and $59.85 million in volume. That means 2026 surpassed the full 2025 calendar year in both closed transactions and total volume before the end of the third quarter.

Price per square foot reflects the mix of homes sold

Average closed price per square foot increased from approximately $1,051 in 2021 to $1,239 in 2022, then eased to $1,137 in 2023 and $1,037 in 2024. It rebounded to $1,267 in 2025 before settling at approximately $1,192 through August 6, 2026.

Those movements should not be read as a simple appreciation index. A year with more original-condition homes, unusually large residences or transactions missing usable interior square-foot data will look different from a year dominated by turnkey renovations. Legacy residences and extensively expanded homes also change the average because they occupy a different segment from the community’s original three- and four-bedroom product.

The typical value has held up

The 2026 median closed price per square foot was approximately $1,171, nearly identical to the comparable 2025 year-to-date median of $1,172. Across the full 2025 calendar year, the median was approximately $1,199. The current market is therefore trading slightly below last year’s full-year median, but well above the 2024 median of approximately $1,046.

This is a healthier way to read the trend: Dorado Beach East established a higher pricing floor after 2024, and 2026 has maintained much of that gain while transaction activity accelerated. Individual homes can still trade far above or below the community figure based on scale, renovation, lot, pool, golf or lake exposure, and the amount of work a buyer would need to complete.

What the trend means for valuation

A community-wide average is a starting point, not an appraisal. The strongest analysis begins with the closest model and interior size, then adjusts for additions, age of renovation, systems, furnishing, view, lot and current competition. In Dorado Beach East, those differences can move value by millions of dollars even when two homes share the same bedroom count.

For owners, the six-year history is encouraging. Demand remains deep enough to support meaningful volume, and recent pricing remains above 2024 levels. For buyers, the uneven annual averages create opportunity. The goal is to identify the property whose condition and price make sense within its specific segment, not simply to buy at the community average.
