The typical Dorado Beach East sale moved much faster in 2026 than it did during the comparable period in 2025, but the average tells a different story. Median cumulative days on market declined from 107 days to 50 days. Average market time increased from 117 days to 153 days because several older listings finally closed.
Year-to-date comparison through August 6 of each year
The median shows a faster typical sale
A decline from 107 to 50 cumulative days on market represents an improvement of approximately 53%. Five of the 11 reported 2026 sales closed after 22 cumulative days on market or less. That group shows that buyers will act quickly when the property, presentation and price align.
At the same time, four 2026 transactions carried more than 200 cumulative days on market. One reached 537 days, and two others exceeded 340. These long-tail sales pushed the average above the comparable 2025 figure even though the median improved sharply.
The negotiation gap did not disappear
The average sale-to-list ratio was approximately 89.6% in both comparable periods. The median improved from 88% in 2025 to 90% in 2026. In other words, faster typical sales did not mean buyers stopped negotiating. The market remained active and price sensitive at the same time.
This distinction matters. A home can sell quickly because the seller launches near defensible value, or it can remain active for months and eventually close after the price moves toward the market. Days on market often reflects strategy as much as demand.
What helps a Dorado Beach East home sell efficiently
The most efficient sales begin with the right comparable set. Original villas should not be priced as though every renovation dollar has already been completed. Expanded homes need accurate interior measurements and a clear explanation of what was added. Turnkey properties should document the age and quality of the roof, generator, cistern, pool systems, appliances, smart-home features and major improvements.
Presentation also matters at this price point. Landscaping, lighting, paint, furniture placement and photography should make the home’s value easy to understand before the first showing. Buyers comparing several multi-million-dollar options respond when the property feels maintained and the work completed by the seller is obvious.
Timing is property specific
The 50-day median is encouraging, but it is not a guaranteed selling timeline. The likely pace depends on price category, condition, scale and current competition. A well-priced three- or four-bedroom home reaches a different buyer pool from a $10 million expanded estate or a Legacy residence.
For sellers, the practical takeaway is to price for the market that exists, not the price tier active listings hope to establish. For buyers, days on market can identify negotiating leverage, but it should be read alongside price history, condition and recent comparable sales. The best opportunities often appear where market time and property quality no longer match the current asking price.
