Isla Norte vs the Rest of Sabanera

Isla Norte vs the Rest of Sabanera

What buyers should know about Sabanera Dorado's newest and most limited residential enclave

By Estefanía Jordan Troyer, C-25254

Isla Norte is part of Sabanera Dorado, but buyers should not evaluate it as though it were simply another street within the community. Its newer construction, larger homesites, larger residences and very limited resale history give it a different pricing structure from the broader Sabanera market.

That distinction matters. A buyer comparing an Isla Norte home with an older Sabanera residence may see a significant price difference even when the two properties share the same community amenities. The gap reflects more than square footage. Lot size, age, delivery condition, added infrastructure and scarcity all affect the final value.

Isla Norte is inside Sabanera

Isla Norte is not a separate community. Residents remain within Sabanera Dorado and share the broader community setting and amenities. The difference is the residential product itself. Isla Norte was developed as a newer enclave with approximately half-acre homesites, modern floor plans and a limited number of residences.

The recorded and currently listed Isla Norte examples in the available MLS data range from approximately 5,100 to 5,500 square feet of interior space. By comparison, the rest of Sabanera includes a much wider mix of home sizes, construction years, renovations and lot configurations. That variety creates a broad resale market, while Isla Norte behaves more like a small submarket within it.

The 2026 market comparison

Through September 2026, Stellar MLS recorded 17 closed sales across Sabanera. Only one of those closings was in Isla Norte. Removing that single transaction leaves 16 sales in the rest of Sabanera, with a median price of approximately $1.80 million and an average price of approximately $1.81 million.

Market data through September 2026. Active asking prices are not closed values. The Isla Norte 2026 statistics reflect one closing and should not be treated as a market average.

The price-per-square-foot comparison is a good example of why headline statistics can mislead. The 2026 Isla Norte closing was an original-condition home without meaningful post-construction improvements, while several sales elsewhere in Sabanera reflected pools, renovations or other upgrades. A single sale cannot define Isla Norte's value, and a community-wide average cannot fully capture the cost of creating a finished Isla Norte residence.

Original developer pricing was only the starting point

Early Isla Norte homes were generally offered between approximately $1.8 million and $2.1 million, depending on the model and lot. Later developer pricing increased to approximately $2.8 million to $3.1 million as demand and construction costs rose.

Those prices did not represent a fully completed, turnkey home. According to the original offering information, residences were delivered with the structure and basic finishes, but without many of the systems and features buyers often expect at this price level. Owners still needed to add items such as air-conditioning systems, appliances, a pool, a generator, solar and battery storage, cisterns, water filtration, window treatments, landscaping, outdoor living areas and furniture.

This is one of the most important differences when comparing Isla Norte with an established resale elsewhere in Sabanera. The original acquisition price may look comparable on paper, but the owner's total investment can be substantially higher after the home is completed and equipped.

The limited resale history

Only two Isla Norte resales appear in the available market record through September 2026. A five-bedroom home at 933 Isla Norte closed for $3.40 million in June 2025. It included a pool and terrace additions but remained otherwise close to its original developer condition. A five-bedroom home at 925 Isla Norte closed for $2.90 million in January 2026 in original condition without meaningful post-construction improvements.

Neither closing had a lake view, and neither represented a fully furnished, fully upgraded home. These transactions are useful reference points, but they do not establish a complete pricing range for views, design quality, infrastructure or turnkey delivery. With only two closed resales, each home's specific condition carries more weight than it would in a neighborhood with dozens of comparable transactions.

Why Isla Norte can command a premium

The strongest value drivers are straightforward:

  • Approximately half-acre homesites, which are larger than many lots elsewhere in Sabanera
  • Newer construction and contemporary layouts
  • Larger interior footprints in the available resale and listing record
  • Very limited resale inventory
  • Potential premiums for lake views and stronger lot positions
  • The owner's documented investment in pools, power systems, water systems, landscaping, interiors and furnishings

For buyers, the key question is not whether Isla Norte should cost more than the Sabanera average. It generally should. The real question is how much of the asking price is supported by the lot, view, completed improvements and current replacement cost.

Resale and membership considerations

Isla Norte ownership also includes transaction considerations that buyers and sellers should review early. Resales occurring within the first five years of ownership are subject to a 3 percent developer fee under the applicable ownership terms. The exact responsibility and calculation should be confirmed in the governing documents and purchase agreement before a transaction moves forward.

Buyers should also avoid assuming that a Sabanera or Isla Norte purchase automatically includes a Dorado Beach membership opportunity. Membership availability, eligibility and the process for accessing any rental membership program must be evaluated separately for each property. These details can materially affect both the buyer's experience and the economics of a future resale.

How buyers should compare the two markets

A proper comparison begins with the home itself, not the subdivision name. Buyers should separate the value of the land and location from the value of the structure, then document the cost and quality of every major improvement. A lake-view lot, completed pool, generator, solar system, battery storage, cisterns, filtration, custom interiors and furnishings should not be treated as interchangeable with a home delivered in original condition.

The same discipline applies elsewhere in Sabanera. Renovated older homes can outperform community averages, while newer homes without infrastructure or finished outdoor spaces may require a larger post-closing budget than the asking price suggests. The most reliable analysis adjusts for construction year, interior square footage, lot position, condition, systems, furnishings and transaction costs.

The bottom line

Isla Norte is best understood as Sabanera's newest and most limited residential enclave. It offers the same broader community setting, but its larger lots, newer homes and scarce resale inventory create different pricing dynamics from the rest of Sabanera.

For buyers, community-wide averages are a useful starting point, not the final answer. In Isla Norte, the value of a particular home depends heavily on what the owner added after delivery and whether the property offers the location, view and level of completion that the limited resale record has not yet fully tested.
