Sabanera Asking Prices Versus Recent Sales

Sabanera Asking Prices Versus Recent Sales

Current Sabanera inventory is testing a meaningfully higher pricing level than buyers have supported in recent closed sales. That does not automatically make every active listing overpriced. It does mean buyers and sellers should separate justified property premiums from aspirational pricing.

The current pricing gap

The supplied MLS data includes 17 active listings. Their median asking price is $2.50 million, compared with a median 2026 closed price of approximately $1.82 million. The active median is about 38% higher.

The price-per-square-foot comparison shows a similar pattern. Active listings carry a median asking price of approximately $688 per square foot, while the 2026 closed-sale median is about $534 per square foot. That is a gap of nearly 29%.

Why part of the premium may be justified

Active inventory is not identical to the group of homes that has already sold. Several current listings are larger, newer or more extensively renovated. Some include private pools, more bedrooms, newer systems or Isla Norte positioning. Those features can support a premium when they are executed well and align with what current buyers value.

The challenge is determining how much premium the market will support. A seller may have invested significantly in improvements, but buyers do not always reimburse every dollar at resale. Design choices, maintenance and the quality of the work influence whether an upgrade adds value or simply helps a home compete.

What buyers should evaluate

Buyers should begin with the most comparable closed sales rather than calculating a discount from the asking price. A negotiated reduction can feel attractive while still producing a price above market. The better question is what the home should be worth after accounting for its model, size, lot, age, renovations and remaining work.

Monthly ownership costs also matter. A lower-priced home requiring a pool, generator, closets, appliances or extensive cosmetic work can become more expensive than a better-finished alternative once the full project is considered.

What sellers should understand

Sabanera is rewarding quality, but buyers remain selective. An ambitious launch price may be reasonable when a property is genuinely differentiated. When it is not, excessive pricing can increase days on market and weaken negotiating leverage.

The strongest listing strategy explains the premium clearly. Buyers should be able to see why the home deserves more than the community median through its condition, improvements, scale and presentation. If that difference is not visible, the asking price will be difficult to defend.
