What Dorado Luxury Sales Reveal About the Market Heading Into 2026

The headline from Dorado's 2025 luxury sales is not that every community moved in the same direction. It is that buyers became more selective. Dorado Beach East and The Enclave posted meaningful gains in average price per square foot, while several other communities corrected from earlier highs.

Dorado's luxury residential market entered 2026 with clear differences between communities. Closed sales data from 2022 through 2025 shows renewed strength in Dorado Beach East, a sharp rise in The Enclave, and continued price normalization across several condo and estate segments.

For buyers and sellers, that means community averages matter, but the details behind each sale matter more. Renovation level, lot position, views, privacy, home size and the mix of properties that happened to close in a given year can materially affect the numbers.

Dorado Beach East Regained Momentum in 2025

Dorado Beach East averaged approximately $1,320 per square foot in 2025, up 21 percent from $1,090 in 2024. That rebound followed two consecutive annual declines and brought the community above its 2022 average of $1,220 per square foot.

The recovery supports what active buyers have been seeing on the ground. Well-positioned homes with strong renovations, desirable orientations and thoughtful expansions can separate themselves from older or less updated inventory. The community average offers a useful benchmark, but it should not be applied evenly to every home.

The Enclave Recorded the Strongest Increase

The Enclave rose from an average of $1,385 per square foot in 2024 to $1,897 in 2025, a 37 percent increase. It was the strongest year-over-year gain in the report.

Newer construction, modern systems, privacy and limited inventory help explain the premium buyers may place on this product. Because The Enclave is a small community with relatively few annual transactions, however, one or two distinctive sales can move the average significantly. Each comparable sale still needs to be reviewed individually.

West Beach and Plantation Village Continued to Normalize

West Beach Residences remains one of Dorado's highest-priced products on a per-square-foot basis, but its annual averages have moved considerably. The community averaged $5,022 per square foot in 2022, $2,810 in 2023, $3,350 in 2024 and $2,996 in 2025. The 2025 result was an 11 percent decline from the prior year, yet it remained within a premium range near $3,000 per square foot.

Plantation Village followed a steadier downward path after its 2022 peak. Average pricing moved from $2,520 per square foot in 2022 to $1,600 in 2023, $1,475 in 2024 and $1,350 in 2025. This pattern reflects continued normalization in the condo segment and reinforces the importance of condition, building location and view quality when comparing units.

Dorado Country Estates and The Isles Showed More Volatility

Dorado Country Estates averaged $848 per square foot in 2025, down 29 percent from $1,200 in 2024. The Isles also declined 29 percent, from $1,700 per square foot in 2024 to $1,206 in 2025.

Those changes should not be interpreted as a uniform reduction in the value of every home. Both communities contain properties with large differences in age, square footage, renovation quality, guest accommodations, technology, energy systems and view corridors. In a year with a limited number of closings, the specific homes sold can shape the average as much as broader market demand.

The Greens and Fairways Remained Relatively Stable

The Greens and Fairways showed the most consistent pricing in the report. Average price per square foot moved from $1,100 in 2022 to $1,050 in 2023, $995 in 2024 and $1,034 in 2025. Annual changes stayed within a relatively narrow range of approximately negative 5 percent to positive 4 percent.

That consistency provides a useful reference point in a market where other communities experienced larger swings. Even so, the final value of an individual property still depends on its location, updates, outdoor space and overall presentation.

What This Means for Dorado Buyers and Sellers

For sellers, the 2025 data rewards precision. A price based only on the highest recent sale in the community can miss meaningful differences in product, condition and location. Buyers are paying premiums, but they are increasingly reserving those premiums for homes that justify them.

For buyers, a lower community average does not automatically make every listing a value. The better question is how a property compares with the homes that actually closed, what improvements would be required, and whether its lot, layout and amenities support the asking price.

Dorado remains a collection of distinct micro-markets. The strongest negotiations begin with community-level data and then narrow the analysis to the specific home.

A Local Valuation Requires More Than an Average

Price per square foot is a helpful starting point, but it is never the full valuation. If you are considering buying or selling in Dorado Beach, Dorado Country Estates or another Dorado community, I can prepare a property-specific analysis using the most relevant closed sales and current competition.
