Sabanera Dorado is often discussed as one market, but the 2026 sales data shows three distinct stories. Three-bedroom homes remain the community’s more accessible segment. Four-bedroom homes account for most transactions. Five-bedroom properties are setting the strongest average price-per-square-foot figures.
Average closed price per square foot through August 21 of each year
Three-bedroom homes
Four three-bedroom homes sold through August 21, 2026. Their median sale price was $1.20 million, and they averaged approximately $487 per square foot. During the comparable 2025 period, six three-bedroom homes sold at a median price of approximately $1.31 million and an average of $494 per square foot.
This was the only major bedroom category that did not show year-over-year price-per-square-foot growth. Condition and exact model remain especially important in this segment because buyers often compare the purchase price plus renovation costs against larger four-bedroom options.
Four-bedroom homes
Four-bedroom homes are the center of the current Sabanera market. They represented 10 of the 17 reported sales in 2026. Their median sale price increased from $1.70 million during the comparable 2025 period to approximately $1.83 million in 2026.
Average price per square foot increased from approximately $487 to $554. That is a gain of nearly 14%, making the four-bedroom category one of the clearest indicators of the community’s current pricing strength.
Five-bedroom homes
Three five-bedroom homes sold through August 21, 2026. Their median sale price reached $2.65 million, compared with approximately $2.41 million during the same period in 2025. Average price per square foot increased from approximately $505 to $563.
The number of transactions is small, so one exceptional property can influence the averages. Even so, the direction is consistent with the broader market: buyers are paying more for space, recent construction and completed improvements.
Features can matter as much as bedroom count
Bedroom count is a useful first filter, but it is not enough to price a Sabanera home. Buyers place real value on a private pool, generator capacity, cistern, updated kitchen and bathrooms, functional closets, outdoor living areas and a finished design that reduces the need for immediate work.
Two homes with the same bedroom count can therefore close hundreds of thousands of dollars apart. A reliable valuation should compare the correct model and size first, then make disciplined adjustments for condition, improvements, lot and location within the community.
